About
Global Distressed Property Deals (Suburb Intelligence) is a private analytics platform operated from South Africa by Grant Austin, trading as Global Distressed Property Deals. It helps property developers and investors find and evaluate development opportunities — in particular forced sales and stalled sheriff matters — across Cape Town, Ekurhuleni, Kouga (Jeffreys Bay) and eThekwini.
What the platform does
- Reads Government Gazette Legal B notices of sales in execution and links repeat notices on the same erf.
- Enriches each record with official municipal parcel, zoning and valuation-roll data from public open-data services.
- Tracks asking-side listing supply per suburb and confirmed price movements between censuses.
- Reads suburb-level search attention from Google Trends and, once enabled, approximate monthly search volumes from the Google Ads Keyword Planner using our own advertiser account.
- Presents everything on a suburb-scoped map with an evidence index that states its own coverage.
How we use Google services
We use Google APIs strictly for internal, read-only research on our own account: the Google Ads API (Keyword Planner historical metrics) to read aggregated monthly search-volume estimates for property-related search terms per suburb, and Google Trends data for relative search interest. We do not manage advertising campaigns through the API, do not access any other Google user's data, and do not resell or redistribute Google data. See the privacy policy for detail.
Principles
- Honesty over completeness: a missing value is shown as missing, never as zero or as a guess.
- Source hierarchy: an official register always outranks a portal sample, and a sample is labelled as a sample.
- No person identification: names of debtors, owners, buyers or sellers are dropped at the point of ingest and never stored.
- Data rights: every source is recorded in a data-rights register with its terms, retention period and attribution.
