Terms of service

These terms govern use of the Suburb Intelligence application at globaldistressedpropertydeals.com, operated by Grant Austin, trading as Global Distressed Property Deals ("we"). By signing in you agree to them.
1. Access
Access is granted by invitation only. Credentials are personal and may not be shared. We may suspend or withdraw access at any time.
2. Nature of the information
- The platform presents an evidence index and derived readings, not valuations, legal advice or investment advice.
- Readings are drawn from public and licensed sources as they were read on a stated date. A field marked pending, unavailable or not applicable means exactly that; it is not zero.
- Sale outcomes are inferred from later notices and adverts unless a Deeds Registry transfer is shown; where it is not, the outcome is labelled as an inference.
- You remain responsible for verifying any fact with the sheriff, attorney, municipality or Deeds Office before acting on it.
3. Acceptable use
- Do not attempt to identify, contact or profile any individual from the data.
- Do not scrape, bulk-export or redistribute the platform's data or any third-party data shown in it, including Google data, beyond your own internal use.
- Do not circumvent access controls or interfere with the service.
4. Third-party data
Property portals, municipal services, the Government Printing Works and Google each retain their rights in their data. Use of Google data is subject to Google's terms and is shown with attribution for your internal reference only.
5. Liability
The service is provided "as is". To the fullest extent permitted by South African law we exclude liability for loss arising from reliance on the information, service interruptions, or errors in third-party sources.
6. Governing law
These terms are governed by the laws of the Republic of South Africa.
